No property is exactly the same, as our fees will reflect the particular requirements of your sale. For example, dealing with a listed building may, because of the added complexities, cost more than dealing with a new freehold property. Because of this, we cannot give you a reliable estimate of the cost of us helping you until we have details of your intended transaction.  But our fees for conveyancing start from £767.40 (this includes VAT @ 20% and disbursements) and the average price for a house sale that does not have unexpected complications is £887.40 (this includes VAT @ 20% and disbursements)  of course, if your sale does have unexpected complications or any aspects detailed within the ‘uplift’ section below, we will always inform you of that immediately, and would fully discuss the potential consequences of that before any extra charges were incurred. On average a conveyancing matter can take between 8 to 12 weeks to complete. Please note that this is an average and matters can complete quicker of slower depending on the type of matter. For example, if you are selling an empty freehold property to a cash buyer it could be as quick as 4 weeks however selling a leasehold property in a lengthy chain could take significantly longer than 12 weeks.

Factors that can impact timescales include, but not limited to are;

  • How quick can a client complete onboarding
  • If the property is Leasehold, how long does it take the freeholder to complete a management pack
  • Rasing and answering enquiries between solicitors
  • Are the council experiencing delays in completing Local search?
  • How long does it take the bank to issue a Mortgage offer?
  • How long is the chain?

It is important no note in conveyancing the chain can only proceed as quick as the slowest person.
